As a Preconstruction Manager, you will oversee commercial interior fit-out projects from the initial client briefing through to the pre-contract stage. Your role will involve working on design development, estimating, technical evaluations, and assembling documentation for tenders, culminating in contract agreements before handing over to the Delivery team for the build process.
Key Responsibilities:
- Lead and coordinate the estimating proposal from scope identification to final costing and submission.
- Thoroughly review plans, drawings, and specifications to develop a deep understanding of all materials, labor, and time required to complete the project.
- Collaborate with the Delivery team during planning phases prior to project initiation.
- Review drawings and provide comments to highlight potential constructability issues, value engineering opportunities, and ensure an accurate scope of work.
- Spearhead any necessary corrections or changes.
- Manage cash flow effectively and communicate potential profit opportunities to the Project team.
- Conduct a comprehensive subcontractor bidding process to ensure all general contractors are bidding on the same scope of work, project details, logistics, and timelines.
- Ensure project schedules are robust enough for estimating and purchasing to occur.
- Produce complete and progressive project budgets throughout the client acquisition process and present these to clients based on their needs.
- Ensure project profitability, client satisfaction, and the engagement of quality subcontractors for each project.
- Build and nurture strong relationships with subcontractors, prioritizing client needs.
About You:
We expect you to have a solid understanding of the Preconstruction process from Client Acquisition to the point where work on site begins. You should have experience in Commercial Interiors or Corporate Fit-out, or possess highly relevant experience from another industry. As an experienced team member, you will be expected to mentor junior colleagues and provide assistance as needed, potentially managing them on larger projects where support is required. This role is hybrid, based in London, and candidates must be located in the nearby area to be considered.
